Georgia Real Estate Broker Takes Aim at State’s GA Hangar Shortage

Before founding his specialized aviation real estate firm, Flock focused on commercial real estate. Transitioning to airport properties was a natural career step that allowed him to further pursue his passion for flying.

“I’ve been practicing commercial real estate in the Atlanta area for 25 years,” he said. “After earning my MBA in real estate from Georgia State University, I started managing and leasing multimillion-dollar portfolios of Class A office, industrial, and retail properties.”

Flock’s interest in aviation began in 2012 when he earned his pilot’s certificate. By 2016, he had purchased his first aircraft, which quickly became central to his lifestyle. In 2021, Flock Realty Group was established with the goal of advising and assisting the aviation community with its real estate needs, combining his two passions, aviation and real estate, into what he calls a dream profession.

Since becoming a pilot, Flock has seen firsthand the challenges of limited hangar space throughout the country. His personal experiences have driven him to take action to address the problem.

“There’s a significant demand for hangars in Georgia, but the supply is extremely limited,” he said. “Our goal is to create innovative solutions to meet our clients’ needs, one hangar at a time. We’re working hard to solve the problem, but construction costs are high.”

To help alleviate the shortage, Flock’s firm has partnered with Global Hangars, a development group based in Atlanta that is ground leasing land at airports throughout Georgia and South Carolina. Flock Realty Group has secured the exclusive listing for over 500,000 square feet of build-to-suit hangar space in their pipeline.

So far, the partnership has announced plans to construct corporate hangars at Cherokee County Regional Airport (KCNI) and Barrow County Airport (KWDR), with negotiations underway at three other airports.

Similar to hangars, hangar homes are also in high demand but in short supply. Flock emphasized that sometimes patience is key when searching for the ideal airpark home, as these properties don’t come to market frequently.

“There are several residential fly-in communities around the greater Atlanta area, but opportunities to purchase a home on one are few and far between,” he said.

Flock’s commitment to aviation extends beyond his real estate work. You might spot him flying his Tecnam P2008 into any number of airports throughout the Southeast, whether for business or pleasure. He’s also an active participant in both local and national aviation events, staying closely connected with the aviation real estate market.

“As a pilot and aircraft owner, I believe I have a unique understanding of my clients’ needs,” Flock said. “I’m actively involved with AOPA (Aircraft Owners and Pilots Association) and EAA (Experimental Aircraft Association), and I enjoy promoting general aviation.”

Flock uses a variety of networking resources, including conferences like NBAA-BACE, EAA chapter meetings, fly-ins, and events hosted by the Georgia Business Aviation Association (GBAA), where he serves on the board as the director of membership.

His regular attendance at these events helps him stay informed and connected with others in the aviation community. Recently, he attended the GAA (Georgia Airports Association) conference in Columbus, bringing together many airport managers from Georgia, a great opportunity to network with key players in the industry.  Flock’s next stop is the 2025 NBAA (National Business Aviation Association) Leadership Conference at the end of the month in Amelia Island, Florida.
